Acquisition Surveyor

Office base: Solihull

An Acquisition Surveyor is required to play a key role at WIG, a growing mobile infrastructure provider with interests in an extensive network of over 3,000 shared communication towers across the UK, Ireland and The Netherlands. The Acquisition Surveyor will be an important player in ensuring WIG meets its customers ambitions for network rollout.

Key Responsibilities:

  • Property Approvals: Provide property approvals, deliver accurate forecasts for key milestones, ability to articulate any issues or blockers encountered and conceive solutions to overcome these.
  • Landlord Consents: Negotiate with landlords and portfolio partners to secure consents to facilitate customer equipment upgrades / installations on the portfolio. This can involve lease renewal, rent review or assignment negotiations to secure the consent required to deliver the customer requirement.
  • Site Acquisition: Co-ordinate site search activity to identify any new sites that may be required in order to meet our customers network requirements.
  • Site Relocations: Co-ordinate site relocation activity brought about through notices to quit or infrastructure reaching the end of its serviceable life, acquiring new property interests and surrendering old agreements.
  • Wayleaves: Process customer fibre and power wayleave requests, securing necessary consents from landowners and enforcing lease rights in order to implement wayleave agreements.
  • ICNIRP: Help to ensure WIG sites are ICNIRP compliant and remain so as the site develops.
  • Site Defects: Resolve health & safety defects on a timely basis.
  • Stakeholder Management: Maintain strong and constructive relationships with WIG’s landlords, portfolio partners, neighbours and local communities in order for WIG to execute its business model of developing site infrastructure and maximising usage of the portfolio.
  • Project Management: Act as key point of contact with suppliers, holding them to account for delivering against service levels and programme timescales. Undertake regular review meetings, facilitating resolution of any issues or blockers.
  • Budget Control: Secure property consents in line with agreed rental and cost parameters, working with finance and network services colleagues to deliver projects on time and within budget. Ensure projects costs are captured and allocated correctly, with efficient invoicing and receipting.
  • Reporting: Maintain accurate reporting via Siterra, WIG’s workflow management tool.
  • Support Graduate Surveyors: Each member of the property team has a responsibility to share skills, experience and knowledge to help graduates achieve necessary competency levels and develop in their role.
  • Compliance & Security: To support and contribute actively to health and safety, environmental, business continuity and information security arrangements.

Skills and Experience:

Required

  • Broad experience and track record of site acquisition within the telecoms sector.
  • Good negotiator with track record of building productive relationships with property owners and their representatives.
  • A working knowledge of the Electronic Communications Code and Landlord & Tenant law.
  • An appreciation of the telecoms market and the key trends and drivers.
  • Excellent communication with people at all levels both inside and outside WIG.
  • Applied skills around organisation, prioritisation and delegation.
  • Sound negotiation skills and experience.
  • Good understanding of the key terms and clauses in telecoms leases and an appreciation of what is permitted and conversely what requires consent under these agreements.
  • Highly motivated with a will to succeed and who drives for results.
  • Able to analyse problems and create solutions to achieve the most efficient outcome.
  • Takes ownership by seizing the initiative, meeting deadlines and being accountable for actions and decisions.
  • Degree in Property / Estates Management or similar.

Desired

  • Experience of the property regimes and telecoms environments as they apply in England & Wales, Scotland, Northern Ireland and Republic of Ireland.
  • Experience or knowledge of Wayleaves in the telecoms sector.
  • Experience or knowledge of ICNIRP drawings and RF compliance.
  • Experience managing outsource partners and securing performance against agreed deliverables and KPI’s.
  • Strong network of contacts within the Telecoms industry.
  • An appreciation of the technical drivers and constraints associated with UK Network Operator upgrade programmes.
  • Project Management Qualifications.
